Windsor Hills Reserve Resort
The Windsor Hills Reserve Resort is the closest guard-gated residential community to Disney. This resort-style estate features a 10,000 square foot clubhouse with a high definition surround sound movie theater, tennis, volleyball and basketball courts, pool tables, foosball tables, ping-pong tables, and arcade games, a fitness room with state of the art equipment, sundry shop, putting green, a large community pool (heated in season) with fountains, heated spa, and 2-story kid's water slide, and a children's playground with large play fort and slides… The very best of it's kind! Windsor Hills Resort: Prince Andrew's Castle Rental Agreement
General Terms:
The signing of the booking form confirms the acceptance of the terms and conditions set forth below and shall be binding on all the persons intending to occupy the property whether or not said persons have signed the booking form. It is understood that all persons have read and understood the terms and conditions posted on thethis website at the time of this booking.
Restrictions
“Parties” are prohibited in, at, or around Prince Andrew’s Castle. There can not at any time be more than 12 people in the property. Pets and animals can never be kept at or visit the property. Smoking is prohibited inside the property and outside if the windows or doors are open. Any violation will result in 100% forfeit of the security deposit in addition to applicable damage or excessive cleaning charges to the credit card on file.
Rental Period and Occupancy:
The rental period runs from 4pm EST local time on the day of arrival until 10:00am local time on the day of departure. Unauthorized early arrivals or late departures will result in additional charges. The property may only be occupied by a maximum of 10 total persons (children and adults) per Florida law. The accommodations are booked solely for persons named on the rental agreement, and the owner or management company reserves the right to refuse entrance to any parties not so named. The property is fully licensed for short-term rental in the State of Florida. Everyone occupying the house, including ages, must be listed on the booking form including small children and infants. It may, on occasion, be necessary for staff or agents of the owner or management company to enter the premises in order to perform routine maintenance or repairs. Late checkout will incur a $150 late checkout fee unless arrangements have been made in advance.
Rental Payment:
A 30% deposit is required at time of reservation to confirm and hold the reservation. All reservations must be paid in full 45 days prior to the date of arrival or they are subject to cancellation without notice. Reservations for an arrival with 45 days window must be paid for in full at time of reservation. If paying by credit card, your credit card will be charged at this time. If payment is not received, your reservation may be cancelled and your deposit may be forfeited. No reservation is confirmed or guaranteed until the booking deposit is paid.
Security Deposit:
A credit card number must be given for all reservations to act as a security deposit ($500). The deposit is NOT applied toward rent; however, it is fully refundable within forteen (14) days of departure, provided the following provisions are met. 1.No damage is done to unit or its contents, beyond normal wear and tear. 2.No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. 3.All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher. 4.All doors and windows are closed and locked. 5.All charges accrued during the stay are paid prior to departure. 6.No linens are lost or damaged. 7.The renter is not evicted by the owner (or representative of the owner), the local law enforcement, the security company employed by Windsor Hills. 8.No Video games and systems are lost or damaged. 9.A $150 fee will be charged for non-prearranged departures past 10 am. 10. NO SMOKING and NO PETS in the house. The property should be left clean and undamaged. If the property is not left in a suitable condition, it may be necessary to charge the security deposit for costs to cover extra cleaning or damage / repairs.
Liability Limitations:
The Owners and Management Company of the Property accept no responsibility whatsoever for the death, personal injury, accidents, loss, or damage to persons or personal property and/or personal belongings however caused. The use of all accommodations and all amenities, including the swimming pool, hot tub, and all other facilities is entirely at the users own risk. Children must be supervised at all times by responsible adults when using the swimming pool. Glass is not permitted within the pool area. The Owners and Management Company cannot accept any liability for any loss of rental time due to travel problems, flight delays, cancellations, terrorist acts, industrial disputes, weather related events including hurricanes, any events outside of our control, including any form of Force Majeure. The owners cannot accept any liability for failure of public supplies / utilities such as water, gas supplies, electricity, phone service, internet service, cable TV service, gas supplies or of air conditioning supplies or pool heaters. Nor do we accept liability for the consequences of the actions or omissions of others that may supply or control main services, or any actions taken in the vicinity of the property by any authority over which there is no control.
Cancellation:
All cancellations must be received in writing and confirmed. In the event that a guest cancels a reservation, or the owners or management company have to cancel a reservation due to non-payment of the balance due within the time allowed before arrival, cancellation charges will be made as follows:
- More than 10 weeks prior to the arrival date: 10% of total rent or $250 whichever is greater.
- Between 7-10 weeks prior to the arrival date: 30% of rental amount.
- Less than 7 weeks before arrival date: 100% of rental amount.
Governing Law:
All reservation of the resort accommodations and the use and occupancy of such accommodations shall be governed by the laws of the State of Florida. All disputes between owners and renters shall be subject to the exclusive subject matter and personal jurisdiction of the courts in Madison County, Alabama. In the event of litigation between renters and owners, the prevailing party shall be entitled to all costs incurred, including legal fees.

6/2/2009-Hi Cynthia, Firstly, it was a pleasure to meet you in person, its always nice to put a face to a name. I have to say, the villa was absolutely superb, we had a fantastic time there, it really made the holiday. Tracy said the pictures on your site don’t do it justice and I totally agree. Everywhere was clean and nicely decorated and we had everything we needed. It took a while to work out the cooker though, Joke, with us being used to centigrade, we put some meat in the one day at 180 and wondered why it was taking so long. The kids, and us to be honest, loved having the pool. First thing in a morning we all had a dip before heading out to the parks and got back in on our return. Your suggestion for visiting Blue Spring State Park was brilliant. We headed there on our last full day and had a great time swimming in the clear, but very cold, water. It was amazing. 5/1/2009- Simply fantastic. We really couldnt believe how amazing Prince Andrews Castle was and it was such a welcoming sight after our long journey from the UK. There is nothing negative to say! Every little detail was thought of, it was very luxiourious. Having the clock radios and hair dryers in every room was a great touch. The location was perfect, so close to Disney and the I4 it made travelling to the parks so easy and quick. The kids looked forward to leaving the parks to get home to the Villa! We cant stop telling people about it!

3/15/2009- Two Thumbs UP!!!!! We loved it!! We had extended family come down with us, and can say honestly that the house has enough space for everyone....we filled up the house!!! The little ones loved the themed rooms and the playroom (as well as the adults!) We had so much fun, and thank you so much for the short-cut to Disney....it literally took about 3 minutes and we were there already!! The alarm at the patio was a little hard getting use to for some, but as long as my grandparents were reminded it was fine. We loved the house and would recommend it to family and friends! A very spacious and beautiful home with everything you could possibly need. The Princess, Mickey rooms and game room was a real hit with the kids and the adults loved the hot tub and pool. 10/26/2008-Prince Andrew's Castle gets a perfect 10 out of 10 from my family. In short, it is beautifully kept, outfitted to the max and conveniently located. Of the homes available in the Windsor Hills community, this 5BR/5BA unit has the most user-friendly floorplan. The pool and lanai get morning sun and afternoon shade. It has all the necessities and plenty of extras to make it better than home.
The owners were responsive, honest, and a treat to work with. We will definitely consider renting Prince Andrew's Castle again.

7/24/2008-My family stayed in this wonderful house for one week. It is a lovely home, with everything needed for a comfortable stay, as well as many, many fun extras. My children loved the themed rooms, the pool and game room. At times, it was hard to pull them away to go visit the parks! The owners were very pleasant to deal with, prompt with their replies to inquiries, and very organized and helpful with payment, instructions, directions, etc. I would recommend this home without reservation.

7/18/2008- What a WONDERFUL house "Prince Andrews Castle" was. Our family, a friend of our son's and my in-laws stayed there and the house was extremely comfortable and spacious! The house was exactly as described and incredibly clean! We made so many family memories by the pool and game room. Our kids loved the clubhouse and pool with water slide in the resort. We couldn't have asked for anything more or memorable. We will definitely vacation at this house again in the future!!
